10/15/2026 - Conventional Updates Co-Op Eligibility
Effective for new locks dated on and after October 15, 2026, Newrez is expanding and updating co-op eligibility for select Conventional products. Current eligible locations remain unchanged. The additional eligible states and counties are outlined below.
Product Eligibility Updates
Conforming, HomeReady, and Home Possible
Co-op eligibility is expanded to Cook County, Illinois.
RefiNow and Refi Possible
Co-ops were previously ineligible for these programs. The overlay has been removed, and co-ops are now permitted in the following locations:

District of Columbia: All of DC

Maryland: Montgomery and Prince George’s counties

New Jersey: Bergen, Essex, Hudson, Middlesex, and Union counties

New York: The five boroughs—Bronx, Brooklyn, Manhattan, Queens, and Staten Island—plus Nassau, Rockland, Suffolk, and Westchester counties

Illinois: Cook County
