According to our survey, pricing remains the most important factor brokers consider when selecting a lender for investor loans. 59% selected product flexibility, making it the second-most important lender attribute behind pricing (80%). Underwriting consistency and account executive support followed at 38% each.

For investors pursuing growth opportunities, securing financing that works well with their business needs may be just as important as securing a competitive rate.

Cash Flow Remains a Key Focus

When asked about the biggest challenges their investor clients face today, 61% of brokers cited interest rates, while 42% pointed to property cash flow. Qualifying for financing (31%) and finding suitable properties (29%) were also common concerns.

For many investors, a property’s value is in its ability to generate income while covering ongoing expenses. Financing costs can directly impact monthly cash flow, making loan structure an important part of the investment equation.

The survey also found that 78% of brokers who work with investor clients said interest-only options are at least somewhat important for helping support maximum property cash flow.

Investors pursuing different strategies may prioritize different loan features. For some, interest-only payments can support cash flow, while others may place greater value on DSCR qualification or LLC vesting.

One of the survey's most notable findings involves the role of LLC ownership structures in real estate investing. 51% of brokers said their investor clients purchase or refinance through an LLC at least half the time, and 86% reported that investors use LLCs at least occasionally.

In addition, 42% of brokers said they have lost an investor loan at some point because a lender could not accommodate an LLC ownership structure, including 20% who experienced this within the last 12 months.

The survey findings suggest that investor lending remains an active segment for many brokers. More than half of brokers who work with investor clients (53%) said their investor loan volume has grown over the past 12 months, while an additional 32% reported that volume has remained about the same.

Looking ahead, these brokers remain optimistic about future demand. Nearly three-quarters (73%) expect demand for non-QM investor financing to increase over the next 12 months, and 26% expect it to stay about the same. Only 1% expect demand to decrease.

Newrez surveyed mortgage brokers in its wholesale partner network between July 6 and July 17, 2026. More than 100 brokers responded to the survey. Unless otherwise noted, percentages referenced reflect responses from brokers who indicated they work with investor clients. Percentages may not total 100% because respondents could select multiple answers for certain questions.
